In the heart of the Maremma, just a few kilometers from Scansano, nestled between the Ombrone and Albegna valleys, lies this wine estate complete with winery, residential buildings, and a guesthouse.

The winemaking cellar covers 315 m² and includes all facilities for production, aging, and bottling; adjacent to it is a 63 m² sales room, with the possibility of extension by a further 100 m².

Next to the production area stands a large stone building: the upper floor is used as the main residence (101 m²), while the ground floor features spacious unfinished areas (mostly new construction, totaling 305 m²) designed for tourist accommodation. The property also includes an 84 m² annex, suitable for a caretaker or staff.

Land

The estate extends over 56.8 hectares, divided as follows:

12.0 ha of specialized vineyard (6,250 vines/ha) with selected IGT varieties eligible for DOC Maremma, including 0.5 ha registered as Morellino di Scansano DOCG;

2.2 ha of olive grove (approx. 600 trees);

20.9 ha of arable land, suitable for further vineyard planting;

18.7 ha of woodland;

3.0 ha of meadows, gardens, and maneuvering areas.

The vineyards were established with traditional materials and minimal environmental impact, respecting the natural terrain and preserving trees and landscape, thus enhancing biodiversity.

12 stainless steel tanks (20–50 hl) with temperature control, total 460 hl;

8 additional stainless steel tanks totaling 200 hl;

Climate-controlled warehouse and barrique cellar with latest-generation systems.
